Working with the scale of the neighbourhood, the owners undertook rezoning and redevelopment of a property with one single-family home into a triplex, enabling their young family to build their dream home. The project includes two strata properties with a secondary suite included in one half. The residences were designed to Passive House certification standards.


This project anticipated zoning and building code changes that have subsequently been adopted to enable this type of housing in Victoria. This included zoning changes for houseplex developments without rezoning, building code changes that allow secondary ‘mort-gage helper’ suites in duplexes, zero-carbon step code to promote building electrification and zero-waste initiatives that encourage deconstruction and reuse of building materials and the adoption of the BC Energy Step Code, which measures energy intensity in a similar manner to Passive House.

Building to a Passive House standard enabled a single family home to be replaced by three dwellings while minimizing the impact on the environment and infrastructure. 8" of exterior insulation keeps energy loss a minimum. Already all-electric and zero carbon in operation, the owners recently added solar PV with the intention of the whole property achieving net zero energy consumption.
